The more attention your listing gets, the higher price your property will command, so it's essential you take time to prepare your property for photographs. At the very least, the whole environment should be clean and tidy with no distractions. To ensure your property listing has the best images, and attracts the most attention, follow these guidelines.
OUTSIDE Driveways should be clear of vehicles Hide your bins until the photos are done Bicycles and toys should be hidden Weeds, litter and other distractions should be removed Ideally, gutters and roofing should be clear of moss and weeds
INTERIORS - GENERAL Declutter as much as possible Lights should be on, and bins should be hidden Hide any personal or valuable items such as jewellery, clothing, photos Pets and pet paraphernalia should be removed Clean mirrors and windows
KITCHEN Hide dishes, bins, soap, etc. No magnets or decorations on the fridge Surfaces should be clean and clear
LIVING ROOMS & DINING ROOMS Clutter-free surfaces Fresh flowers or a large candle can make a nice centerpiece
BATHROOMS Clean surfaces, mirrors, sink, taps, etc. Hide away soap, shampoo, toilet paper, etc. Close toilet lids
BEDROOMS Beds should be made, and clothes should be hidden
Typically, a photographer takes around one hour to shoot a property for a real estate listing. Vacating the home during this time is most helpful.
Post Production. If for any reason, you cannot prepare your property to a standard you're happy with, keep in mind, certain aesthetic improvements can be made in post production.
Clicking the shutter is not the last step in the story of an image. Quite often, it's just the beginning. All properties shot by myself or my team benefit from fast, professional photographic editing. This ensures the property looks it's best, while presenting it authentically.
